Valdivia Estate Group ("we," "us," "our") helps South Florida families navigate the probate process, and we buy estate property directly from personal representatives and heirs. This policy explains what information we collect, where we get it, what we do with it, and how you can ask us to stop contacting you.
The short version: We do not sell, rent, or trade your personal information to anyone. We never share mobile phone numbers or text-messaging consent with third parties for their marketing. If you want off our mailing list, contact us using any method at the bottom of this page and we will remove you.
Information you give us. When you fill out the form on this site, call us, or write to us, we may collect your name, phone number, email address, property address, and whatever you choose to tell us about your situation.
Information from public records. This is how we find most of the families we write to, and we want to be plain about it. Florida probate court filings and county property records are public. We review publicly filed probate case records from the Miami-Dade and Broward Clerks of Court, and publicly available property records from the county Property Appraiser offices. From those sources we may collect the names of decedents, personal representatives and petitioners, case numbers, filing dates, property addresses, and mailing addresses. If you received a letter from us and never contacted us first, this is where your information came from.
Information from service providers. We use contact-data vendors to find or verify a current mailing address for a personal representative or heir.
Information collected automatically. This site is hosted on Cloudflare, which processes basic technical data such as IP address and browser type to serve the page and protect against abuse. We do not use advertising trackers on this site.
We do not sell, rent, trade, or otherwise share your personal information with third parties for their own marketing purposes. We are not a lead broker and we do not supply lists to anyone.
We do share information with the service providers who help us run our business — for example our mailing house, our phone and messaging providers, and our customer records system. They may only use it to perform that work for us. We may also disclose information if required by law, court order, or to protect our legal rights.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
If you text with us or agree to receive texts, message frequency varies and message and data rates may apply. Reply STOP to any message to stop receiving texts, or reply HELP for help. You may also call us at (305) 846-8738. Carriers are not liable for delayed or undelivered messages.
You can ask us to stop contacting you at any time, and you do not have to give a reason. Call, email, or write to us using the contact details below. So that we can find you in our records, please tell us the name and address exactly as they appear on the letter you received — probate mail is often addressed to an estate or to a personal representative rather than to you personally.
We process removal requests promptly. Because mail is scheduled in advance, a letter already in the postal system may still arrive after you contact us; nothing further will be sent after that.
We work from public records, and public records are sometimes wrong or incomplete — names are shared by more than one person, and a name match is not always the right family. If you received something from us in error, please tell us. We will correct our records and stop the mail.
You may ask us what personal information we hold about you, ask us to correct it, or ask us to delete it. We will honor those requests to the extent the law allows — we may need to keep a minimal record of your removal request so that we do not contact you again by mistake.
We use reasonable administrative and technical safeguards to protect the information we hold, and we keep it only as long as we need it for the purposes described above or as required by law. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
This site is not directed to children under 13, and we do not knowingly collect their information.
If we change this policy we will post the revised version here and update the date at the top of the page.
